What happens during the 3-day trial?
Full Pro access for 3 days — every export, every workbook, every waterfall, unlimited deals. We email you a reminder before your card is charged. Cancel from the Stripe Customer Portal anytime before the trial ends in two clicks and your card is not charged. After 3 days, your card is charged at the plan you selected (monthly or annual). Your deals stay in your workspace either way.
Do I have to abandon my firm's existing model?
No. The Defaults screen lets you save your firm's underwriting assumptions once — ADR ramps, expense ratios, franchise fee schedules, debt sizing rules — and they pre-fill the wizard on every new deal. The math conventions are USALI- aligned (same as your Excel model). You're not learning a new framework; you're replacing the spreadsheet.
How is this different from Argus or a proforma template?
Argus is built for office and multifamily; the hospitality surface is shallow. Templates are flat — you copy them per deal, edit cells, and break the formulas. Underwrote.AI is a versioned engine: live-formula Excel export with eleven sheets, AI extraction from OMs / STR / Kalibri / P&L, five partnership structures including OZ-equity 3-bucket, integrated IRR + DSCR sensitivity matrices, and per-deal audit history. One workflow, not a folder of disconnected workbooks.
How does the Underwrote_AI_Brief tab work?
The brief tab is the final sheet of every workbook. It contains three things: a deterministic markdown deal summary computed from your inputs and the engine's outputs (every number traces back to a cell), a structured-data block with the same values laid out for LLM consumption, and three hardcoded prompts (IC memo / risk / diligence). You copy the sheet into Claude, ChatGPT, or Copilot together with the prompt of your choice and the LLM produces the narrative — you see it generate, you edit it, you ship it. We do not write the IC memo behind your back. The brief is your data, prepared for your AI.
Is my data safe?
Yes. Each workspace is row-level-security isolated in Postgres — no other workspace can read your deals via the application layer or directly. Data is encrypted at rest (Supabase managed). We never train AI models on your deal data; AI extraction calls go to Anthropic and OpenAI under their zero-data-retention enterprise terms. See Privacy for the full policy.
Can I cancel anytime?
Yes. Pro is month-to-month (or annual at a discount); cancel from the Stripe Customer Portal in two clicks. Your subscription stays active until the end of the period you already paid for. Your deals, proformas, and audit history stay in your workspace either way — accessible in read-only mode after cancellation, fully exportable any time you reactivate.
What if my deal type isn't supported?
The engine covers select-service through luxury resort, mixed-use with branded residences, and membership clubs. Other Operated Departments include spa, golf, retail, telecom, and internet with tier-aware defaults. We don't (yet) model land-only deals, ground leases as the primary structure, or condo-conversion plays without a hotel component. Do I need to know how to underwrite?
You should be familiar with the basics — what NOI is, why DSCR matters, how a partnership waterfall splits. The wizard guides you through twelve structured steps and pre-fills with tier-aware defaults, but it doesn't teach you the fundamentals. If you can read a one-page deal summary and form an opinion about cap rate, you can drive Underwrote.AI. If you're brand-new to hospitality investing, the Scope page lays out what we model and how, which is a reasonable starting point.
